The goal was ambitious: create an elegant tenant experience powered by innovative technology while building an efficient operational backbone for management.
The scope of the Averly Collins Hill project included eight buildings—seven residential properties totaling 300 apartments and one amenities center with a fitness space, pool, full access control, and a Luxer package management system.
The client wanted systems that were easy to manage and didn’t require extensive staff and resident training to benefit from them. From unit access to community amenities, everything needed to be simple, reliable, and intuitive.
SB Comm led the technology planning, coordinating with architects, designers, and trades to document communication and clarify decisions. Our team maximized every investment to deliver measurable value and long-term ROI.
Early in the process, discrepancies surfaced in designs provided by outside low-voltage consultants. By identifying and correcting those issues early, SB Comm prevented costly mistakes and guaranteed proper system implementation.

Inside the apartment units, residents now enjoy Yale Z-Wave smart locks for secure entry, along with SmartRent thermostats and leak detection sensors. These features improve residents’ everyday comfort while also preventing costly damage in vacant units. Looking ahead, the property management team can save money, reduce the likelihood of extensive, unnoticed damage, and improve efficiency.
The amenities building became a showcase of easy control and convenience. A Control4 system manages audiovisual and security systems across shared spaces, with Origin Acoustics providing community audio that enhances the atmosphere. For property-wide security, SB Comm deployed Qolsys intrusion systems, Unifi enterprise surveillance, and SmartRent access control for the apartment units and amenity center.
Every detail of this expansive project was chosen for its ability to work cohesively in a single control environment, creating a consistent, reliable technology experience for tenants and staff alike.
